SELLING A HOME WITH CONFIDENCE!
My goal is to sell your home for the highest possible price, within the shortest period of time, while making sure the process is as simple and as stress free as I possibly can. The following is a brief outline of what you can expect when selling your home.
INITIAL MEETING WITH PETER
This meeting gives us the opportunity to meet each other and to view your home for the purpose of a current market evaluation. This evaluation will be the basis for how I will work with you to price your home, according to market conditions.
BENEFITS OF PRICING RIGHT
• Your property sells faster, because it is exposed to more qualified buyers.
• The closer to market value, the higher the offers.
• A well-priced property can generate competing offers.
STRATEGIC MARKETING WITH PETER
Once we have decided to go ahead and have listed the property, we will begin marketing. I will tailor a custom marketing plan using multiple advertising mediums (in print, online, etc.) and custom marketing materials (i.e. flyers, feature sheets).
After your property is listed, the next step is to look at offers. An offer is a contract of purchase and sale offering to buy your home at a specified price, under certain terms and conditions. At this stage I will use my experience and training to negotiate the best price and best terms for you and your home.
Once an offer has been accepted, there are many subjects and or conditions to be satisfied. As a result, specialists may need to access your property (home inspectors, bank appraisers etc.,).
THE LEGAL PROCESS
In this stage the seller’s and the buyer’s lawyers will coordinate the transfer of the Title of the property and the remaining funds on the date of completion. If you do not have a lawyer I am more than happy to recommend one of the several professional I work with.
Once confirmation of completion is received, the new owners will typically take vacant possession on the possession date and the process is complete.
